Insurance Home Checks

Your home is similar to the human body. If you don’t exercise it often, it can seize up and parts of it start to break down.

All home insurance policies have different home check requirements. We suggest you check your insurance policy to determine what inspection schedule is required. Some clients have them done every 3 days, once a week, once every two weeks, or once a month. We strongly suggest you follow the insurance company’s requirements to ensure you are covered in the event of an incident/claim. We can help you with that, if you show us a copy of your policy.

Interior

  • Visual walk through of entire home checking floor to ceiling (check for pests, rodents, leaks)
  • Ensure all lights are off (if not on a timer), windows are closed/doors locked on client’s departure
  • Check electrical panel to ensure breaker not tripped and the thermostat to ensure heat/cooling/humidity levels are as set
  • Disconnect all unnecessary electrical cords for lamps/toilet seats/circulation pumps
  • Check around/under sinks, toilets, plumbing lines, hot water tank, fire sprinkler system heads
  • Check pressure value on fire sprinkler system
  • Ensure fridge and freezer are functioning (remove any perishables left behind)
  • Start any vehicles (based on client’s request). If battery is dead, we put our charger on the battery so vehicle is operational for your arrival)
  • Run water on a monthly basis to ensure tap valves have not ceased, traps are full, and stagnate water is refreshed (if water is off, we turn it on to flush the system then turn the main valve off again)
  • Ensure alarm system is armed on departure

Exterior

  • Perimeter checks of entire home and garage (check for exterior damage, open or broken windows/forced entry, bird/wasp nests being built on the house/pest infestation, any sign of a leak or drainage issue, dead birds/animals removed)
  • Check all doors/sliders – clear any debris so the home looks occupied
  • Replace batteries in automatic door locks, if non-functional (cost of batteries)
  • Check upper decks (if accessible from exterior)
  • Check outdoor faucets (if left on they are turned off and hose disconnected)
  • Ensure irrigation system is functional during watering season (based on foliage appearance)
  • Remove any flyers/marketing material (we put up temporary signs to discontinue newspaper/flyer delivery)
  • Check hot tub (we service hot tubs for a fee but if our client has a contracted service company we ensure service is being completed & there are no leaks/cloudiness/service requirements on the display screen)
